The florals come from their preferred vendor at their preferred markup. Customization is limited by design.
What DIY Really Costs
A venue-only rental gives you a blank canvas, which is genuinely exciting. You choose your caterer, your photographer, your florist, your rentals, your timeline. You can bring in exactly the food you want, the bar setup you want, the aesthetic you have spent months building on a Pinterest board.
The work involved is significant. You are now the project manager for 8 to 12 separate vendor relationships. Every vendor has a different contract, a different insurance requirement, a different load-in window. Coordinating all of that while actually enjoying your engagement is a real challenge, especially without a planner.
The Middle Ground Most Couples Find

But we are not a blank concrete warehouse. The property is a furnished historic estate on 67 acres in eastern North Carolina, about an hour from Raleigh. The setting itself does a lot of the heavy lifting.
The 13 bedrooms and "sleeps 26" capacity mean your immediate families and wedding party stay on-site the whole weekend. Everybody wakes up together Saturday morning, gets ready in the same house, and celebrates through the evening without anyone watching the clock for a hotel shuttle. That weekend-house feel is something all-inclusive venues cannot replicate, no matter how polished their package.
What to Actually Compare
When you are evaluating venues, go beyond the quoted price. Ask what the all-inclusive package actually includes and what triggers an upgrade fee. Ask the DIY venue what vendors they require versus recommend. Ask both venues how many weddings they host per weekend and what that means for your day.
The right answer depends on how much you want to control the details, how comfortable you are managing vendors, and how you picture your wedding weekend, not just your wedding day.
